Buying in Valencia: city, coast or countryside?
Guest post by Dream Properties Valencia, part of Dream Properties Group
Valencia can mean the city, the province or the wider autonomous region. Here, we are looking at the city and nearby coastal and inland locations. A listing described as “Valencia” can put you in very different surroundings, so always check the actual address.
A coffee downstairs, a beach walk before breakfast or a garden with room for visiting family. Ask three people what they want from a home in Valencia and you may hear three very different answers. Before you compare apartments and villas, it helps to decide what you want an ordinary day here to look like.
City living
If you enjoy stepping outside and having shops, cafés and restaurants nearby, start with the city. Ruzafa offers its market and busy food scene; Ciutat Vella has the historic streets; neighbourhoods around the Turia Garden may appeal if you want green space within your daily routine.
When comparing properties in Valencia city, look beyond the neighbourhood name. Visit the actual street in the evening, listen with the windows open and check how much daylight reaches the apartment. A beautiful fourth-floor flat feels rather different when you arrive with luggage and discover there is no lift.
The city also reaches the sea. El Cabanyal is worth exploring if you want an urban neighbourhood close to the beach, although that is a different experience from living in the historic centre.

Life by the coast
If regular beach walks are the reason you are buying, give the coast a proper place on your shortlist. Port Saplaya, La Pobla de Farnals and Canet d’en Berenguer are examples to explore north of Valencia. Cullera and Gandía offer options further south, but should be treated as separate destinations rather than extensions of the city centre.
When looking at homes on the Valencia coast, distinguish between the town itself and its beach area. Check where the supermarket, transport stops and everyday services actually are. A location that suits a fortnight in August may feel very different during a longer winter stay.
Ask what stays open outside summer, check the building’s condition and community fees, and try the journey into Valencia at the time you would normally travel. A sea view is lovely. Being able to live the way you planned matters just as much.
More space inland
For a garden, privacy or room for a pool, explore inland locations such as Llíria and Olocau. Your budget may stretch to more space away from the city and coast, but the property’s condition, access and exact location still make a considerable difference.
Pay particular attention to the distinction between a home in the town and a villa several kilometres outside it. Having a station or shops in the municipality does not mean you can walk to them from the house.
Test the mobile signal and internet connection, drive the access road and think about who will maintain the garden or pool while you are away. Before committing, ask an independent lawyer to check the property’s planning status, permissions and services, including any existing extensions or pool.
And just outside the city
You do not have to choose between a central apartment and a rural villa. Places such as Godella, Bétera and L’Eliana are worth considering if you want more space while keeping a connection with city life. Check the individual neighbourhood and journey, especially if schools or a daily commute are part of the decision.
Try an ordinary day before you buy
“Visit the area as if you already lived there.”
Do the food shopping. Walk the route you would take for a morning coffee. Return after dark. If you plan to spend winters here, try to visit outside the main holiday season too.
Before arranging viewings, write down three essentials and one thing you are willing to compromise on. Include your total budget, allowing for purchase costs and any work the property needs. That gives your search far more direction than a long list of attractive photographs.
